Where to buy land in Cádiz

Its average urban land price (more than €147/m²) is one of the highest in Andalusia, standing above the average. The cheapest land for sale in the province of Cádiz is quite scattered throughout the entire territory, highlighting the central area and the north and south of the main cities such as the capital and Jerez de la Frontera. That is why the municipalities with the cheapest lots, plots or farms are: Olvera with a minimum value of €2/m², followed by San Lúcar de Barrameda with €2.5/m² and Santa Lucía with €3.5 /m². Other towns with low average prices are Ubrique, Prado del Rey, Jeréz de la Frontera, and Chiclana de la Frontera.

As for the cities that present the highest plot prices, a large majority are concentrated in El Puerto de Santa María, one of the most touristic cities in the country, with values between €600/m² and €700/m². It is followed by Algeciras, Algondales, San Enrique, Arcos de la Frontera, Sanlúcar de Barrameda and Pinar de los Guisos. Regarding developable land, its situation is somewhat different from that of urban land, concentrating mostly on the southern coast of the province. The rustic properties for sale have more affordable prices, compared to the rest of the surface qualifications in the province.

An international high-tech industry

The province of Cádiz is in the south of Andalusia, has a population of more than 1,200,000 people and an area of 7,435.85 km².

Tourism and the tertiary sector play an important role in the region's economy, followed by industry, which is positioned as a benchmark in many of its fields at an international level. After this goes the construction and finally the agricultural sector.

Industry plays a very important role in the development of this province. In addition, it has a wide range of industrial land with more than 120 industrial estates spread throughout the territory. It is a perfect place to locate a company thanks to its communications network. Likewise, its technological spaces are ideal for companies that are committed to innovation and research. Its value can vary greatly depending on the location, both in the sale of urban land and in the rental.

Among its activities, the naval construction of ships with a high technological level stands out, which has made it a national and international benchmark. This is followed by petrochemicals, with large refineries and associations of companies that invest in R&D. Metallurgy is not far behind and contributes a great weight to the Andalusian economy. Without forgetting the aerospace construction, with an integrated supply chain to produce civil aviation parts in the development of programs at an international level. These activities are completed with the leading port industry in passenger and freight traffic, as well as with globally interconnected logistics.

Its climatic advantages offer it the possibility of also betting on renewable energies, especially wind power (wind speed of more than 7.5 m/s in its 32 parks) and photovoltaics (with more than 3,000 hours of sunshine).

From the production of the primary sector, a powerful agri-food sector has been developed, which is joined by innovative and technological aquaculture.

An autochthonous and quality primary sector

The agricultural land surface represents around 14% of the provincial total. Its value in Andalusia continues to rise at the rate of recent years, while in Cádiz it remains practically stable and is also one of the cheapest in this Community (€14,600/ha on average). The surfaces with the highest price in the province of Cadiz were those dedicated to the cultivation of vegetables in the open air under irrigation, followed by those under irrigation and those dedicated to vineyards for transformation in a dry land.

Cropland represents 40% of the surface. It is in the Campiña de Cádiz where we find more farmland in the province. The herbaceous are the most relevant, among them wheat stands out, followed by sunflower, sugar beet, cotton, oats, corn, and barley. On the other hand, among the woody ones, the most representative is the olive grove (in the Sierra de Cádiz), followed by the vineyard (in the Campiña de Jerez).

Forest land occupies 26% of the region. The vegetation is the Mediterranean with differences between the coast and the mountains. We find stone pine, broom, and eucalyptus forests, as well as holm oaks, carob trees, oaks and Spanish firs (in the Sierra de Grazalema).

The Mediterranean climate, with mild winters and hot summers, is influenced by the Atlantic Ocean, which brings abundant rains in winter, especially in the Sierra de Grazalema (more than 2,500 mm a year), while in summer there is no precipitation.

Extensive livestock farming is the predominant and most valued in the province of Cadiz, for respecting and caring for the environment. It is one of the most important sectors at the national level. Some regions such as La Sierra, Campo de Gibraltar or La Janda depend heavily on this activity.

Cattle bet on native breeds, which despite having lower productivity obtain higher quality in their products, such as Retinta breed cows, Iberian pigs, Payoya goats and Merino sheep from Grazalema.

Fishing is added to these activities, with outstanding ports on the Cadiz coast.

In short, the primary sector provides high-quality food products such as salt, pork derivatives, salted meats, dairy products or preserves.

Tourism plays a prominent role in the economy. The climate, as well as the various activities and places that are offered to the traveller, such as its various natural spaces and golden sand beaches, make this province a very attractive destination.

Tourism is closely linked to the value of developable land. Currently, the average urban price follows a gradual upward trend in the Andalusian Community, but in Cádiz, the rise has been less, so it presents a good investment opportunity. Likewise, betting on agricultural land can be an opportunity, despite presenting some logical differences depending on its location. However, in this case, it is easy to distinguish the competitive advantages of their land in general.
